Strata title refers to the ownership of part of a building or property, such as owning a unit within a high-rise building, or a townhouse within a complex. While owners have their own defined part of the building (their ‘lot’), there is also common property, which all of the owners own collectively. When an individual buys this type of real property they become a member of the Owners Corporation (or the Body Corporate). There are specific rules and regulations that owners and occupiers must abide by.
The Owners Corporation is responsible for controlling and managing common property, such as building maintenance of common areas, including structural walls. A Strata Manager, who might be an owner or a strata managing agent, carries on business for the Owners Corporation. Part of this role includes facilitating contracts and agreements for work to be done on behalf of the Owners Corporation. A large proportion of NSW residents now live in strata property and disputes often arise which require specialised professional advice.
